Home Mortgage Loan : Things You Need to Know

Alan Lim asked:

Home Mortgage loan can be an important event in your life. It will help define your credit history from that point on. Moreover, a home mortgage loan will help you to save equity in your house. Thus, it is important for you to know everything relevant about a home mortgage loan so that you can make the best possible decision. Home mortgage loans are classified in two ways:

1) Fixed Rate Home mortgage: In this type of a mortgage, the interest rate is fixed and thus your monthly payments will not change. This means that if you get a house mortgage for 20 years and your monthly payment is $760, then you will continue to pay $760 every month for 20 years.

2) Variable Rate Home Mortgage: This is a type of a mortgage in which your interest rates will vary. Usually your interest rates will be reappraised every 1 to 3 years. In this type of a mortgage, your monthly payments can change and you may end up paying less. However, you will need to take into account economic crisis etc. as in those situations you may end up paying more.

As far as the functionality of the home mortgage loans are concerned, there are two main types of mortgage.

1) Primary (First) Mortgage: This is the mortgage that you get, when you first buy your house. This mortgage will continue until you either pay off all your mortgage debt on the house or until you sell the house. When you sell the house, you will be responsible for paying off your debts so that the deed can be transferred to the new owner. If you default on your payments, then you may face a foreclosure on the house by the bank.

2) Equity Loan(Second Mortgage): This is the loan that you can get based on the amount of equity that you have on the house. It is called the second mortgage, as the creditor will be the second holder of the house, after the first creditor for the first mortgage. This type of a loan is generally used for debt consolidation purposes.

Now whenever you are thinking of getting a mortgage, then you should review your options carefully. Whether you are getting your first mortgage or a home equity loan doesn’t matter. You have many options that are available to you and you should use them to the fullest of your ability. You should search various banks and lender institutions for competitive interest rates. This is important as the mortgage will be with you for 10 to 30 years and thus it is not a light decision to make. You should review all of your options carefully. If possible, hiring a mortgage broker can help you solve your problems easily. This way you can make sure that you are getting all the information that you need in order to make well informed decision. In addition, you can save substantial money in the process.

Which Refinance Mortgage Loan Deals Are Easy To Process?

Rony Walker asked:

So you want a finger in that refinance mortgage loan. After all, it’s fast becoming the talk of the town. The problem is, you’re daunted by the process that comes with it. Now you’re wondering, what are the easiest deals to come by so far?

You might want to consider the following types of refinance mortgage loan. They are by far the simplest and easiest to process.

Fixed Rate Refinance Mortgage Loan

As opposed to the specialty type of refinance mortgage loans (like adjustable rate mortgage), this type of loan is much easier to come by. To qualify for an adjustable rate mortgage, you will have to meet up with generally higher standards. You will have to have a higher income, better credit reports, and a more valuable home equity.

A fixed rate mortgage loan may be just what you need. With this type of refinance loan, you deal with a fixed interest rate for the whole credit term, as opposed to an adjustable mortgage interest rate wherein you are subject to the inconsistencies of the mortgage market. If the economy is not in good shape, then you’ll have to prepare yourself for burgeoning interest rates. So basically, you get peace of mind and stability with your fixed rate mortgage loan as bonus.

Closed Refinance Mortgage Loan

Another type of refinance mortgage loan that is easy to qualify for is the closed refinance mortgage loan. Now what is this? It’s the type of loan wherein you are not allowed to make prepayments or to pay off your loan in advance. You may want to do prepayments if you suddenly find yourself with a lot of extra cash and with the desire to pay out your loan to avoid interest fees. With a closed mortgage loan, your lender will only allow you to do this for a fee.

It’s much easier to close this kind of deal, though, as opposed to an open refinance mortgage. The latter allows you to pay out without fees, but it’s not easy to qualify for them. You will have to have a more inviting income, credit report, and home equity.

Long Term Refinance Mortgage Loan

Another refinance mortgage loan that is easier to qualify for is the long-term refinance mortgage loan. Now what would make for a long-term loan? It’s the type of loan that lasts for 6 years or more. It usually lasts for up to 10 years, though there are those that reach until 25 years.

Short-term mortgages are more advantageous in that they offer lower rates. But then again, they are not easy to come by. Yet again, you will have to have better income, better credit reports, and better home equity.

But the qualification process may be the least of your worries. Getting a deal closed and getting just the right deal are two different things. You may have gotten your refinance mortgage without much sweat, only to encounter serious problems when you are already in it. Do not go for a deal only for its expediency. Be very scrutinizing.

Tips to Get the Best Deal in Mortgage Loan

Martin Lukac asked:

A process where an advance of funds from a lender, called the mortgagee, to a borrower, called the mortgagor is secured by real property and evidenced by documents is called mortgage. This mortgage sets forth the conditions of the loan, the manner and duration of repayment, and reserves to the mortgagee the right to repossess the pledged property if the mortgagor fails to repay any portion of principal and interest. A mortgage loan which can be either for a home purchase, a refinancing, or a home equity loan is a product, so the price and terms are always in the mode of negotiation. If you in the market for a mortgage loan and want to make sure that you get the absolute best mortgage loan rate that you can possibly qualify for Here are few tips that will help you get the best deal in mortgage loans. “Get hold of information from several lenders

Before going for a mortgage loan you should clearly have an idea about the lenders in market. Different lenders may quote you different prices, so you should contact several lenders to make sure you’re getting the best price. You can also get a mortgage through a mortgage broker. This will enable you to grab the best deal.

“Gather all important cost information First of all be sure how much of a down payment you can afford, and then find out all the costs involved in the mortgage loan. 1.Rates – be sure whether the rates are fixed or adjustable. If the rate is an adjustable-rate loan, be sure how your rate and mortgage loan payment will vary, including whether your loan payment will be reduced when rates go down. Also ask about the annual percentage rate.

2.Points – points are the fees paid to the lender for the loan and are often linked to the interest rate.

3.Fees – a mortgage loan often bears many fees such as loan origination or underwriting fees, broker fees, and transaction, settlement, and closing costs.

4.Down payment and private mortgage insurance – keep in mind that when government-assisted programs such as FHA (Federal Housing Administration), VA (Veterans Administration), or Rural Development Services are available, the down payment requirements may be substantially smaller. If private mortgage insurance is required for your loan, be sure of the terms and conditions.

“Compare and negotiate Don’t forget that this might be the only big transaction you are making. So for better result shop, compare and negotiate before coming to final decision on your mortgage loan.

My fiance has bad credit. I have been approved for a mortgage. Should I add him to the mortgage?

Shirley F asked:

Will the rate increase if I add him to the mortgage after I have been approved and made a few payments? We make close to the same money and he will be paying at least half of the mortgage loan. I want him to be co-owner of the house even though he has 30K in credit card debt.

3 Steps to Finding Great Mortgage Loans

Mauricio Navarro asked:

Just like many things in this world, not all mortgage loans are created equal. In fact, there are numerous loan offers that you might find scouring the Internet or by visiting with multiple mortgage loan consultants. The question is: How do you determine which mortgage loans are great mortgages? Well, as the saying goes, great things come in threes…or in this case, in three steps.

The first step to finding a great mortgage loan is to hire a quality mortgage consultant. In the real estate business, that means having a mortgage loan consultant who operates with transparency so you’ll know every fee that you’ll be assessed and the amount of each fee. A transparent mortgage loan consultant will also explain everything—even the things you don’t ask but need to know—in plain language so that you fully understand everything related to obtaining a mortgage.

The second step to finding a great mortgage loan is to find an appropriate mortgage loan. What does “appropriate” mean? It means that the mortgage consultant you’ve chosen to work with has located a mortgage loan that has a feasible interest rate for the payments you can afford; the lower the mortgage rate, the better. There is a catch: Mortgage loan consultants in Florida, California, New York, or anywhere else in the US can only offer you the mortgage loans that you are eligible for, which is based on the current  market rates and your credit score. Therefore, be sure to keep tabs on both.

The third step is to put on a pair of mortgage loan blinders. By that, I mean you need to narrow the scope of the types of loans you’ll entertain; only consider loans that are 100% buyer-friendly. Ideal buyer-friendly loans give you, not the lender or the mortgage broker the advantage. Buyer-friendly loans have flexible loan terms. For instance, the loan may be available as a one to ten year loan; it may be available as an open, closed, variable, or convertible mortgage. Another key sign of a buyer-friendly mortgage loan is that the mortgage allows you to have some control over the interest rate. If a mortgage loan consultant says that “points” is an option, it’s an offer worth considering. Mortgage loan points, in case you don’t know, allow you to decrease the interest rate on a given loan. Though buying points will increase your initial mortgage loan costs, it’ll save you money in the long run. That’s why it’s a great option to have, regardless of whether you utilize it.

If you follow the steps above as you begin hunting for your perfect mortgage loan, you won’t have any problems finding a loan that you can live with. Keep in mind that finding such a loan does take time. Be patient, plan ahead, and most importantly, find the right mortgage consultant or firm to help you along the way first!
