Where are the low-income home mortgage lenders that actually make home loans to families with low incomes?

Where are these so-called low-income home mortgage lenders I hear so much hoop-la about? I’ve been searching for months and have yet to find one that actually makes these loans. Most won’t make a loan for less than 100k. Others won’t touch you if your monthly income is less than 2k a month. The rest won’t touch you unless you have good credit. If your actually low income you can’t afford to buy anything on credit (even if you could find someone to extend you credit), thus your credit is considered poor because you don’t have any credit history. The catch 22.

We have refinanced our home(Alabama)We added our 23 year old to the loan AND the deed.Right choice for child?

In other words, since the child is on the actual mortgage loan and the court deed, child should automatically be entitled to the home without any issues in case of death of parent or parents?…Child did have to sign the same paperwork as parents when the refinance took place. Child also lives at the residence.

What is the key t be sucessful at new home sales?

I have been a mortgage loan officer for about 2 years now. I just got hired for a new homes sales job. The market in my city is doing pretty well as far as the sales. My questions is.. if there is anyone in the business out there….What is the key to be successful in the new home sales business out there? I love new challenges and have always taken big chances in life..i am pretty adventurous….so this is my chance that i am taking…any tips?

Mortgage Loan Program for mid score of 649; first time home buyer; 100% LTV?

I was supposed to be closing today…however my lender needs an additional appraisal of a comparable house with a pool in my neighborhood (my appraiser gave them a few, but they want 1 more-apparently there are no more)…so my whole loan might fall through…..Don’t know where that leaves me…….House is priced at $160K, appraised at $162K, my annual income is just over $50K (they are not using my husband on the loan b/c his credit scores are bad)…My contract was already amended from closing on the 6th to the 9th…Any ideas out there? Please help….
The income listed above was mine alone, with my husband’s that would put us at about $80K/yr. I can’t come up with a down payment, I am using everything to pay the $6,000 in closing costs (seller is only paying $2200)…

Can I get a mortgage loan in CH13 bankruptcy?

Years ago (when I was a loan officer) there were many programs that offered mortgages to those who had discharged from their BK CH7 or CH13. Are there still any programs like that? I know FHA will after two years (or at least they did as of 8 mos ago) but I think that a CH13 discharge does not occur for 5 years. Am I looking at seven years before I am able to purchase another home?

Will this “Combo” mortgage hurt my credit?

My hubby and I have a first mortgage, home equity loan, 2 auto loans and credit card debt. We are doing ok – but never have any extra money. We are interested in the combo loan from Countrywide – where they are combined.

I’ve heard that consolidation can hurt your credit. Will this do that to our credit? Since we are doing good, and just want to lower our payments into one, we don’t really NEED to do this, and don’t want to cause any credit damage.

do mortgage loan companies check your employment again before closing?

Can I put in my resignation now to give two weeks notice or should I wait until after we close in case the mortgage people check my status. Do they do that?

Owner finance or should I do a home mortgage with a credit score of 530?

My family and I are tired of renting. I have a credit score of 530 and admit that I have a bad history of paying on time. I base it on importance first of all. For example, I pay my rent on time every month but I always pay my loan payment about a week late every month. I am planning on paying off 3 loans that I have with my income tax. I should be saving about $420 a month. I calculated that if I pay $500 a month now in rent, I can contribute an additional $400 in paying for a house payment. My husband also just got on disability so this would help out as well. I should be getting a dollar raise next month also. I make about $21,000 a yr but next year should be better. I tried buying a home last year but I went with Wells Fargo Home Mortgage since I have a checkings account there. Basicly the guy there told me he couldnt help me with a 500 score and that owner finance would be my best bet. I have looked into owner finance but havent found too many homes out there. My lease ends in a few months and I am tired of living in the bad neighborhood that we live in. I really need some advice. Which would be my best option? Should I wait for my raise next month? Should I wait a month or 2 after I pay off my loans during income tax? Honestly, we want something where we can get the taxes and insurance escrowed.

3. are there things real estate agents or mortgage companies try to charge you for that they shouldn’t?
