Which offers the most advantages in obtaining new home financing, a bank like WellsFargo or a mortgage broker?

I need to choose the best lender for a new home purchase that will provide me the least fees while giving me the best interest rate? Mortage banks tend to offer me fewer fees, but the rate is a little higher. Also, which is most efficient in doing the loan? I am doing a VA loan.

If you have a credit score of 750, what kind of interest for home?

do todays mortgage loans factor in age at all?

it seems to me like a plausable thing to consider, like a company considers a life insurance plan, in both cases within this your judging payee’s credit basis upon the statisically proposed longevity of said proposed client, though given in a mortgage case its definantley less of an issue for basing the true bar of the deal…income would be much more of a factor im sure in this case, but still, it seems, it would help younger less prominently wealthy kids to make a home if the banks were easier on them due to the length that they could in most cases take out a loan….issuing lower payments….due to that fact…yet again i guess most retire by 55 or so….so maybe their not far off in factoring in this within the ideas of it all………is it a factor in any cases you’ve known personally? thx

Possible first time home buyer looking into a mortgage for a very low cost home?

I came across a couple of houses that are at or below $25,000, I went to take a look at them and they are in very nice condition as well as being in good neighborhoods, mostly because we are in a serious real estate slump here in Michigan. What would be an ideal situation for me would be to purchase the home with a very low down payment and I do not know much about loans, but with a 10 year fixed APR mortgage, the loan would be extremely affordable. The plan would be that I could pay it off in ten years and either still live in it or sell/rent the property. My question is does this sound at all reasonable for me to be doing and are there even lending companies out there willing to work with low down payment mortgages that are that short of a term?

Any mortgage loans for good credit when condo assoc. has no elected members?

Only problem is that the builder went under (unsold properties were bought by another and are being handled) and while there is an association, the members aren’t elected. This is making it very difficult to get a mortgage because of brand new laws that consider townhomes condos if you do not own the outside land, which I would not. We are working with a loan officer who is reasearching this, but I thought I would just check and see if anyone had heard of any alternate loans. (We are not going through federal loans as they require 90% of properties to be sold at the time of our purchase and they are not up to that percentage yet.)

1st mortgage for a home thats paid in full?

bought a home for 45k.in michigan back in november so its been about 5 months. every bank is telling me that you have to reside in the home for 12 months in order to use the market value to get a loan, other wise they use the purchase price of the home to write the loan which isnt enought to do me any good. i had to pay cash for it as it needs alot of work. you name it, it needed it. So i outright own the home no mortgage or anything, its all paid. i used up the rest of my cash fixing the place up and having water/ well put in and everything, so i could take out a loan to finish everything else. I still need a roof, windows, siding etc. the next cheapest home in the neighborhood is 80k and its a pile of crap too but on avg the homes are 120+ easy. its a 3 bed 1300sq ft ranch and
the SEV value on it is roughly 50k so you would double that correct.
i think i need about 75k to fix it all

so im looking for a 75k loan to pay for everything

any ideas on what i can do ?
i have excelent credit 730 range

the home is in livable condition now but i still have the rest to take care of out side and what not

any ideas on how to help me out here?

home equity isnt my goal here as its a variable intrest only rate id like a fixed rate.

any one with ideas to help me out
i dont wanna do the 203k loan as i want to do the work myself not with a contractor. any ideas?

also this is a primary residence not a rental
